42 New Townhomes Launched in National Landing

Question: Do you have any information on the new townhouse development near the Crystal City Metro?

Answer: Over the weekend, EYA opened sales for a new townhouse development that will bring 42 3BR/2.5BA/2,000SF townhouses to National Landing (Crystal City/Pentagon City) and has put seven under contract in less than 48 hours. They are expected to be ready for move-in in 2026/2027.

The community will be called Highlands Row and is located at the corner of Fern and 18th (South Hayes) replacing existing parking lots in the Crystal House complex, 1-2 blocks south of familiar landmarks like the Pentagon City Mall, Costco, and Amazon HQ2, and a block west of the Crystal City Metro.

 

First Townhomes in Crystal/Pentagon City

It will be the first true townhouse community within walking distance of the Crystal City and Pentagon City Metros, which is a shocking fact and highlights Arlington’s housing and zoning shortcomings.

The only other townhouse-like product in the area is a 1980 community of two-over-two condos that range from ~1,400-1,600SF and hardly function as a townhouse. The other townhouse communities in the 22202 zip code are in more residential neighborhoods, well outside of what most would consider walkable to Metro and the urban centers of National Landing.

Before returning to the main topic of this article, I want to reiterate how crazy it is that Arlington has not found a way to bring townhouses to the Crystal/Pentagon City Metro area until now, despite it being an area perfectly suited to that type of housing.

 

Who is Building It?

The developer/builder of Highlands Row is EYA – a well-known entity in the DMV that specializes in townhome development. They’ve been building in Arlington for roughly 30 years and have well known projects in areas including Rosslyn, Clarendon, Alexandria, Mosaic District, Tysons, and Reston as well in DC and MD neighborhoods.

I find EYA products to be well designed and a great value that hold up over time. Even projects they built 20-30 years ago still perform well in the market including Courthouse Hill, Clarendon Park, Palisades Park, Potomac Greens, and especially Mosaic District. They recently delivered large developments called Graham Park in Falls Church (next to Celebrity Delly and the Falls Church Pho 75) and Tysons Ridge just outside of Tysons that both performed exceptionally well.

 

What Will It Look Like?

Like most EYA products I’ve seen, the homes will be efficient with all the important spaces you need without any waste. They offer buyers a range of finishes to choose from including flooring, cabinetry, lighting, and tile to make it their own. This community does not offer many floor plan options. There are two very similar floor plans, with the difference being whether front door is on the kitchen/living level (most common plan, pictured below) or on the garage level.

Every home has a lower level two car garage, main level kitchen/living, an upstairs full-floor primary suite with flex room, and a top floor loft level with 2BR/1BA and a rooftop terrace. Unfortunately, due to size limitations, there will not be any space for an elevator. Each unit has two dedicated parking spaces, accessible through a shared garage aisle (pictured below), with direct-access stairs to the main level from the parking.

How Much Will It Cost?

Base prices for interior units start at $1.19M with end unit prices up to $1.27M. Base prices do not include the buyer-selected fixtures and finishes, which generally add an extra 10% in most EYA communities, so expect final prices around $1.3M-$1.4M for a nicely finished home. Like most developers, EYA will also increase prices as they hit certain sale targets and with seven homes already under contract and over a dozen private appointments scheduled, I would expect EYA to increase the base price at least $25,000 soon and probably again in the not-so-distant future, until the pace of sales slows.

For comparison, the least expensive townhouse sold since 2024 in the Rosslyn-Ballston corridor that was built within the past 20 years sold for $1,317,500 and the average price of the 16 sold since 2024 is over $1.53M with an average price-per-square-foot of $654. The price-per-square-foot of the finished townhomes in Highlands Row will be around $650-$700 (based on current pricing) so I think EYA has these priced attractively considering they’re brand new and the only townhouse product walking distance to Crystal/Pentagon City Metros.
