This year’s July 4th fireworks show on the National Mall will set the world record for the largest fireworks display ever, with 860,000 fireworks planned (we normally see 17,000-20,000) over a 40-minute display of explosions and light.
If you can’t bear the thought of dealing with traffic, crowds, and tourists to watch the fireworks, you can buy a private or semi-private view from about a dozen different condo buildings in Arlington.
This week, I’m highlighting Arlington condo buildings that offer the best views of DC fireworks, either from the privacy of your own unit/balcony or a shared rooftop.
Buildings With Exceptional Views from a Shared Rooftop
Pierce (link to inventory since 2025)
Built in 2021, Pierce boasts the highest price per square foot of any building in Arlington, earning its premium with a spectacular rooftop terrace and pool, a penthouse-level owner’s club, two-story gym, and private elevator access to select residences. The units are some of the largest available condos in Northern VA, spanning 1,300-2,400 square feet, ranging in price from about $1M-$4M.

2000 Clarendon (link to inventory since 2025)
Built in 2021, 2000 Clarendon is one of Arlington’s newest condo buildings and offers residents a large rooftop terrace, a rooftop social room, and gym. Most of the units here are one or two bedrooms, with some offering an additional den, and range in price from about $550,000 to $2M.

Odyssey (link to inventory since 2025)
The Odyssey offers luxury living and amenities at the best value in Arlington with an amazing rooftop terrace that includes a pool, grills, and plenty of space to watch fireworks from. The gym is on the penthouse level with great views from the treadmills and the lobby feels like a high-end hotel. All of that for a condo fee well below market average. Most units are standard sized one and two bedrooms range from $450k-$850k, but the building also includes less expensive studios in the $300s and 2,500-3,000 square foot three bedroom units for $2M+.

Residences at Liberty Center (link to inventory since 2025)
You may be surprised to see a building as far west as Ballston on this list, but residents are treated to unobstructed DC view after taking a dip in the rooftop pool. With a 24-hour front desk, fitness center, and courtyard, it is considered by many to be the top condo options in Ballston. Snag one of a few DC-facing units on an upper floor and enjoy the fireworks from the privacy of your own balcony! Most units are 1BR/1BA or 2BR/2BA, many include a den, and range in size from about 700-1,250 square feet and price from $475,000-$900,000.

Waterview (link to inventory since 2025)
A condo building that feels like a luxury hotel and offers direct access to and use of the Le Meridien hotel amenities. The rooftop may be compact, but it packs a strong punch with grills and dining space, perched over the Potomac River, to go with some of the most incredible views from anywhere in the DC area. Units range from small one-bedrooms for $500,000 to a recently sold 4,600 square foot masterpiece for $6M, but most range from 700-1,500 square feet and $550k-$1.5M.

Buildings With Exceptional Views from Private Units, No Shared Rooftop
The Belvedere (link to inventory with DC views since 2025)
The Belvedere is a full-amenity building that has been a fixture in the Rosslyn skyline since the mid-80s. Many of the DC-facing units on upper floors include large, open-air balconies or enclosed sunrooms that each provide a great viewing experience for July 4th fireworks. Known for having some of the largest floor plans and balconies/sunrooms in Arlington, many units are in original or dated and afford new owners the ability to design their own spaces. Units with views of DC are mostly 2BR/2BA to 3BR/3BA with 1,400-2000+ square feet and range from about $950,000 to $1,500,000.

Prospect House (link to inventory with DC views since 2025)
Prospect House offers some of the best private views of DC you’ll find with units across the entire east side of the building offering two-story living room windows and generous outdoor balconies/terraces with views of DC, over the Iwo Jima US Marine Corps Memorial and Netherlands Carillon. You’ll just have to be willing to trade those views for no in-unit laundry. Most east-facing units are one and two bedrooms with 1,000-1,500 square feet, ranging in price from about $500k-$1.1M+.
